01. We always hear “don’t build a pool you will never get your money back” but sometimes this isn’t true. In an intown area where pools are rare, to have one could increase your sales price quite a bit. Or in beach areas where a pool could easily cover its costs. So we have to look at the specific situations for each home.
02. The easy answers are always kitchens and bathrooms. These renovations typically cost in the $30-60k range but you will see this increase in similar homes with one not being renovated and one being renovated.
03. How about basements? We have an average price increase for finished basements of about $30k. So when budgeting what you want to do in an unfinished basement take that into consideration but then also do what will be most useful to your family.

04. Flooring is always a nice upgrade but what is most important is to use the same flooring product throughout the home. Having 4 different hardwood floors on one level is never a good idea!
05. New windows! This depends again on the home. For a 100 year old home, the original windows are going to be much more valuable than putting in new energy efficient windows. It would be more architecturally significant to have the original windows.
