The Goal – When selling your home, you’ll want to make the home look as appealing as possible for buyers, and also easily accessible. If your home is unappealing for some reason or difficult to see, it may take longer to sell. With that being said, here are some ways to encourage a quicker sale:
01. Work with an agent – Working with an agent will make the home selling process much, much easier. Whether you have sold a home before, or this is your first time, relying on an agent means you’ll have their industry knowledge and expertise by your side. By working with an agent, you’ll have a higher chance of selling your home quick.
02. Increase curb appeal – You’ll want to increase the curb appeal of your home so buyers will find it more inviting. Deep clean the exterior and interior, do some landscaping, maybe even give the front door a fresh coat of paint. Do any cosmetic repairs your home may need, and consider updating any outdated appliances, cabinets, doorknobs, etc.
03. Utilize staging – You may be tempted to use your own furniture to stage the home, and not move your personal belongings out. However, buyers don’t like to see the previous owners belongings or furniture, because it makes the home feel lived in. 04. Advertise perks/ features – You’re trying to show the benefits of your home to the buyers that make it stand out. If you home is in a good neighborhood, near a great school or popular cafe, or anything that may be appealing to your buyers, be sure to advertise that! And if your home has special features such as an office, a breakfast nook, an updated patio, etc…advertise that too!
05. Use professional pictures – If possible, hire a professional for photos. Buyers want to see all parts of your home, in the best lighting possible. Professionals know how to capture the best angles and most appealing shots. If you must take your own photos, be sure to let in natural lighting, and make them as clear as possible. Provide a lot of pictures on the listing for they buyers to see.
06. Consider a 3D tour – With online shopping and at-home work being all the rage now, buyers are relying more and more on pictures and virtual tours to make home-buying decisions. Sometimes, this even allows them to make unseen purchases. If possible, consider including a 3D tour option with your photos in the listing.
07. Set a fair selling price – Lastly, if you’re really trying to sell your home fast, it won’t be a good idea to overshoot the selling price too much. Try and set a fair price for your home that still benefits you. If the price is much higher than what the home is actually worth, buyers will be much more hesitant to buy, and your selling process will take longer.
