8 Ways to submit a competitive offer

In the hellscape of low inventory that is 2022, it can leave buyers feeling physically and emotionally drained. We’re here today to arm you with a few tips in your next multiple offer “highest and best” scenario. Let’s talk about 8 ways to submit a competitive offer.

01. See the home asap – Try and get in the home the first 12-18 hours after it’s been listed. This will give you time to talk to you agent and lender and explore are area before the sellers set an offer deadline

02. Have your agent put together a CMA – This will tell you what’s happened in the neighborhood in the last 90 or so days and give you an idea of what the appraiser will be looking at.

03. Have your agent call the listing agent – It’s important that they make a connection and advocate for you. It’s also a good time for them to ask if there is anything specific the seller is looking for in an offer.

04. Have your lender call the listing agent – This will let them know they are easy to reach and eager to start the loan process.

 

Visit the home the first 12-18 hours after it’s been listed.

 

05. Remove any contingencies if possible – Contingencies are like hurdles for the seller. The less there are, the more likely they are to make it to closing.

06. Buy as-is – Let the sellers know you will not be requesting repairs. This can save the sellers money.

07. Offer over list – This is where your agent’s CMA will help let you know what the appraiser is going to see when they come to appraise the home. 

08. Close quickly – If your lender can close in less than 30 days, let the seller know! The less time the home is under contract the less time there is for something to go wrong.
