Owning a home is one of the best financial decisions you can make. It’s also one of the most expensive ones to ignore. The difference between a home that holds its value and one that slowly starts falling apart almost always comes down to the same thing: maintenance that either happened on schedule or didn’t happen at all.
Most homeowners are great at the obvious stuff. They replace light bulbs. They mow the lawn. But there’s a whole list of tasks that tend to get skipped until something goes wrong and by then a small problem has become a big one.
Here’s what we see homeowners overlook most often.
HVAC filters
This is the most common one. Your HVAC system is one of the most expensive things in your home to replace and it runs on clean airflow. A clogged filter makes the system work harder than it needs to, shortens its lifespan, and drives up your energy bill.
Most filters need to be replaced every one to three months depending on the type and whether you have pets. Set a recurring reminder on your phone. It takes five minutes and costs a few dollars. Replacing an HVAC system costs thousands.
Gutters
Gutters exist to move water away from your home. When they’re clogged with leaves and debris they can’t do that job and water starts going places it shouldn’t, into your foundation, behind your siding, under your roof. In Atlanta where we get serious rainfall, clogged gutters are a real problem.
Clean them at least twice a year, once in the spring and once in the fall after the leaves have dropped. If you have a lot of trees overhead you may need to do it more often.
Water heater maintenance
Most homeowners never think about their water heater until they wake up to a cold shower or find water on the floor. Water heaters need to be flushed annually to remove sediment buildup that reduces efficiency and shortens the unit’s life. They also have an anode rod that needs to be checked every few years.
Know how old your water heater is. Most last between eight and twelve years. If yours is approaching that range start budgeting for a replacement before you’re dealing with an emergency.
Caulking around windows, doors, and bathrooms
Caulking is cheap and easy to replace. The water damage that comes from ignoring it is neither of those things. Walk around your home once a year and check the caulking around your windows, exterior doors, and bathroom fixtures. If it’s cracked, shrinking, or pulling away from the surface it needs to be replaced.
This is one of those tasks that takes an afternoon and can save you thousands in water damage repairs down the road.
Dryer vent cleaning
This one is a safety issue, not just a maintenance issue. Lint buildup in your dryer vent is one of the leading causes of house fires. Your dryer may feel like it’s working fine even when the vent is partially blocked, but the risk is real.
Have your dryer vent professionally cleaned once a year, or more often if you do a lot of laundry. It’s inexpensive and takes less than an hour.
Grading and drainage around your foundation
The ground around your home should slope away from the foundation, not toward it. Over time soil settles and that slope can reverse, sending water directly toward your home’s foundation every time it rains.
Walk around your home after a heavy rain and see where the water is going. If it’s pooling near your foundation that’s a problem worth addressing sooner rather than later. Foundation repairs are among the most expensive things a homeowner can face.
Smoke and carbon monoxide detectors
Test them monthly. Replace the batteries annually. Replace the units themselves every ten years. This one is so simple and so easy to let slide and the consequences of ignoring it are severe.
As the U.S. Fire Administration outlines, working smoke alarms cut the risk of dying in a home fire in half. There is no maintenance task with a better return than this one.
