best brokerages for a real estate team

Running a real estate team is a full time job! Whether you’re a new team leader or run a large established team, the brokerage who holds your license is an important decision. Here are a few reasons we think eXp Realty is the best brokerage for a real estate team.

Sage & Cedar hangs our license with eXp Realty for a few important reasons:

01. Team Structure – It’s up to you!

Traditional Team – This team format is the most common in the real estate industry. Here the team leader has a $16K cap (with an 80/20 commission split) and the agents on the team have a half cap of $8,000. The agents on the team pay a minimum commission split of 75 / 25 to the team leader for all of their transactions in addition to contributing to their annual eXp cap.

Mega Icon Team – If you have a larger team with 10+ agents, the Mega Icon Team structure is an option. Each agent on the team has a quarter cap of just $4,000 and like the traditional eXp team model, the team leader’s commission cap remains at $16,000.

Self-Organized Team (Sage & Cedar’s model) – This team format is quite common with real estate agents who are just starting a small team or partnership. Under this structure, all of the agents in the “group” pay the regular $16,000 annual cap (80/20 commission split) and there is no minimum commission split that needs to be shared with the team leader. We use this team structure so our agents can keep more of their money! Sage & Cedar team fee’s are just 10%!

How would your team fit in the eXp Realty team model?

02. Retention – What if your agent outgrows the team? At a traditional brokerage, if your team member outgrows the team, you would lose that commission split. At eXp, If the team member leaves the team, but stays with eXp, they’ll still be financially aligned through the revenue share program!
