As a real estate agent you are going to get many many questions for recommendations for a wide variety of contractors from Appraisers to Surveyors to House Cleaners to who knows what else! So let’s talk about some of the possibilities that you should consider having an immediate go to should someone ask.

Contacts buyers may ask about from their agents:

 

01. Lenders – We usually send about 3-4 options. Sending lenders that you have worked with in the past and had a good experience is a great practice. This allows you to know ahead of time how the lender is going to work and if they can be relied on. 

02. Inspectors – Try a few different companies and find your favorites. Supporting small business is great, but make sure big or small, the inspector is certified in your state. This would mean they are taking Continuing Education and keeping up with current home building codes. 

03. Closing Attorney – Buyer pays for the cost of closing so they may need a recommendation if they are a first time home buyer. Find a few in your surrounding area and recommend somewhere close to the home. That way it is convenient for the buyer and the seller.

04. Surveyor – Buyer may need to know the boundary lines and if there are any easements or encroachments. Some surveyors may be booked out further than closing so have a few recommendations. Your buyer may even want to price shop for this. 

 

Contacts sellers may ask about from their agents:

 

01. Contractors – Not only may they need general contractors, this may also including carpet replacement, painters, drywall person, brickmason, tile, trim, handymen, etc! Having trusted contractors in your back pocket allow you to create great referral relationships! 

02. Staging – Have a few options ready to match the age and feel of the home. Some stagers will do something as small as a home edit, others will replace flooring, paint, and even tile. Decide your sellers price point, and that can steer you towards who to recommend! 

03. Landscaper – It’s so important to clean up the outside before listing. They may just need a mulch refresh or they could need a huge yard clean up. Have a few landscapers ready to meet their needs! 

Nurturing relationships with your contractors is a necessary business practice.

 

Other Contractors you may need include a fence company, pool company, etc. A good plan is to have a General contractor when the work is pretty extensive and then have more of a handyman that can do small 1 or 2 day jobs. 

The main goal here is to be the go to. The person with the connections and knowledge. Yes, today your neighbor is asking you for a fence company, but tomorrow they could be asking you to list their home!
