If you’ve ever watched HGTV, you probably think being a Realtor means unlocking doors, sipping lattes, and casually saying things like “this kitchen has great flow.” The truth? That’s maybe 5% of it.
Here’s what buyers think we do—versus what we actually spend my time doing.
What Buyers Think We Do: Open Doors + Smile for Photos
It’s true—We open a lot of doors. But behind every showing is hours of research: pulling comps, studying neighborhoods, coordinating schedules, and making sure we’re not wasting time on homes that won’t work.
Once we find “the one,” that’s when the real work begins.

What We Actually Do: Negotiate, Manage, and Problem-Solve
Once you fall in love with a home, we become part project manager, part negotiator, part therapist. There are inspection reports to review, appraisal hurdles to clear, and timelines to juggle. You might see us at the closing table, but what you don’t see is the 40 emails it took to get there.
What Buyers Think We Do: Drink Coffee and Chat About Houses
We do drink a lot of coffee—that part’s true—but most of those caffeine-fueled moments are spent reviewing contracts, managing vendors, or squeezing in calls between appointments. Coffee is more survival tool than accessory.
What We Actually Do: Build Strategies (and Backup Plans)
A lot of our time goes into strategy—crafting offers that stand out, writing personalized terms, and finding solutions when deals wobble. That part rarely makes it to social media, but it’s what makes a deal stick.
If you’re shopping for a home, having the right tools helps too. I’m obsessed with this portable laptop stand from Amazon that makes working from coffee shops (and car dashboards) just a little easier.
What Buyers Think We Do: Talk About Real Estate
Yes, but most of the time we’re talking about life—big transitions, dreams, nerves, and the stress that comes with making one of the biggest decisions of your life. Real estate isn’t just business—it’s personal.
What We Actually Do: Help People Start New Chapters
Behind every sale is someone’s story—a first home, a growing family, a clean slate. The paperwork matters, but what keeps us in this business are the people who trust us to help them move into their next chapter.
Real estate isn’t as simple as it looks on TV—but that’s what makes it worth it. It’s equal parts chaos and joy, spreadsheets and heart. And we wouldn’t trade it for anything.
