And if there’s one thing that’s been consistent through all of it, it’s this:
The longer you’re in this, the more your perspective shifts.
Not in a “we were wrong” kind of way
But in a “this is more nuanced than we thought” kind of way
A lot of what we believed early on is still true
We just understand it differently now.
Pricing Matters More in This Market
We’ve always known pricing matters. That part hasn’t changed.
What has changed is how much it matters in a more balanced market.
In a strong seller’s market, buyers were moving quickly and competing. There was more room for a home to be slightly off and still get attention.
That’s not what we’re seeing now.
Buyers are more selective. They’re comparing everything. And if the price doesn’t line up with what else they’ve seen, they don’t usually try to make it work.
They just move on.
And we’re not the only ones seeing that shift. Data from Redfin shows a growing number of listings sitting longer and more price reductions happening compared to the peak seller’s market years.
Which means pricing isn’t just one piece of the strategy anymore.
It drives the entire first impression.
And in this market, that first impression is everything.
Updates Matter… But Not the Way We Thought
We’ve always paid attention to updates.
But over time, we’ve seen that it’s not about how much has been done.
It’s about how it comes together.
We’ve seen homes with smaller, thoughtful updates outperform fully renovated homes that just don’t feel cohesive.
Buyers notice how a home feels.
The flow, the light, the finishes working together.
Not just the checklist.
Open Houses Can Create Momentum
There was a time we didn’t put much weight on open houses.
And to be fair, they’re not always the thing that gets a home sold.
But we’ve seen enough to know they can absolutely create momentum.
They get more eyes on a home
They create energy around a listing
And sometimes they bring in the exact right buyer
They’re not everything
But they’re also not nothing
It’s Not Just Timing… It’s Positioning
We’ve always paid attention to timing.
But what we’ve learned is that timing doesn’t carry a listing the way people think it does.
Positioning does.
How a home is priced
How it shows
How it compares to everything else
That’s what determines how buyers respond.
Timing can help.
But it won’t fix something that’s off.
Confidence Comes From Seeing More
Early on, I thought confidence came from having all the answers.
Now we know it comes from having seen more.
More situations
More negotiations
More things that didn’t go as expected
That’s what gives you perspective.
Not knowing everything ahead of time
But knowing how to move through it when it happens
What Hasn’t Changed
Even with all of that, some things have stayed the same.
This is still a people business.
Trust still matters.
And every situation is a little different.
The Bottom Line
After years in this business, the biggest shift isn’t just what we know.
It’s how we think.
Less rigid
More aware
More focused on what actually works
And we have a feeling that will keep evolving too.
